Six stages from enquiry to completion

Most deals are won or lost before they reach a lender. The preparation, the structure, and the way a case is presented determine the outcome as much as the transaction itself. This process reflects that reality.

A short conversation — by phone or email — to define your objectives, timeline, security, and constraints. We tell you whether we can help and what the likely structure looks like before any work begins.

If the transaction is not financeable in its current form, we say so at this stage — not after you have committed time and money to a process that will not produce a result.

Preparation

Structure and prepare

We run the numbers, review the project, and identify the most appropriate structure for your transaction. This includes assessing the exit strategy, stress-testing the deal against lender criteria, and resolving any structural issues before a lender sees the case.

A lender-ready submission is prepared — covering the security, the borrower profile, the deal rationale, and the exit. The structure is right before it reaches any lender’s desk.

Source and negotiate

We approach suitable lenders from our panel of 300+, present the case, and negotiate terms. The aim is the best fit for your transaction — not the fastest placement or the highest commission.

Where multiple lenders offer competitive terms, we present a comparison and give you a clear view of the differences. You choose.

Your decision

Client approval

Nothing proceeds without your explicit approval. We present the terms, explain the costs, and answer any questions before you commit to anything. Transparent fees confirmed in writing at this stage.

If the terms are not right, we go back to the market. Your approval is required at every significant stage of the process.

Completion

Manage through to drawdown

Once terms are agreed, we manage the process through to drawdown — coordinating between you, the lender, and solicitors, removing bottlenecks, and keeping you informed at every significant stage.

For development finance, this includes managing the drawdown schedule through the build programme and coordinating with the monitoring surveyor.

After completion

Review and plan ahead

After completion, we hold a short debrief. What worked well, what could be improved, and what the next transaction looks like. Clients who complete one deal with EAS Finance find the second one significantly faster — because the preparation and lender relationships are already in place.

We work for you, not the lender. Every recommendation is based on suitability for your transaction. We have no preferred lender relationships that override your interest.

Transparent fees

Our broker fee is agreed and confirmed in writing before any formal work begins. It is payable on successful completion. No upfront fees, no hidden charges, no ambiguity.

Complex cases welcome

Tight deadlines, complex security, non-standard structures, overseas borrowers — these are the cases we handle best. If the high street has declined, the structure may simply need repositioning rather than abandoning.

Timescales depend on the product and complexity of the case. Bridging finance can be arranged in 5 to 28 working days for straightforward cases. Commercial mortgages typically take 4 to 12 weeks. Development finance varies by scheme complexity. EAS Finance will give you a realistic timeline at the outset — not an optimistic one.
